Lands of Texas Magazine report finds Washington County land among most valued in Texas
A recent market report from Lands of Texas Magazine validates what we’ve been saying for years: Washington County – the home county of Gates Ranch – has among the most desired, highly valued and beautiful land tracts in the state of Texas.
Washington County’s rich past, stunning natural beauty and strategic location continue to make it one of Texas’s most distinct and desirable rural counties.
The magazine analyzed market activity for 2012, breaking the state into seven regions. Analysis for Region 5, which includes both Harris and Washington Counties, is further broken down into sub-regions including the Bellville and Brenham area that surrounds Gates Ranch.
Report findings include:
- Demand for recreational property in outlying areas of the Houston metro area has increased.
- Individuals in the Houston metro area have traditionally purchased farms and ranches in outlying counties for investment, recreation and use as weekend retreats. “Quality of life” issues have replaced hunting as the primary purchase motive for property purchases in the more scenic counties such as Washington County.
- Demand for “top shelf” tracts has increased. There were a significant number of transactions where discriminating individuals have found “the tract they have been looking for” and paid cash. This activity points to future price appreciation for the highest quality parcels. Views, trees and hills create significant value. “A desirable recreational tract can sell for twice as much as an adjoining property due to aesthetics.”
